Converting this former truck-repair shop into a new retail showroom necessitated securing approvals from the New Rochelle Department of City Planning in order to provide access to the lot through the large scale retail district. This process included a series of public presentations to the Community Board requiring an Environmental Assessment Form and Traffic Study. The new access drive, which crossed over the former New Rochelle landfill, required environmental borings to establish the position of the geotextile cap. The program consisted of over 16,000 gsf of motorcycle and merchandise display, administrative and sales offices, inventory and an 8,000 gsf motorcycle service area.
